Thanks so much for the question!  This is a very common problem in the market today. But, don’t stress! I’ve got some tips that will help simplify the process of renovating your home on a budget. 
Before you get started, you and your family need to evaluate how much you are comfortable spending on your home at this time. Once the budget is set you can back into the design and renovation work. This approach ensures that you’ll be able to fully complete the projects you start without exceeding your budget. Then, you can evaluate your priorities and decide how much money you can allocate for different aspects of your renovation.

Focusing on your kitchen and master bath is a wise move. You mentioned that you want to sell the home in a few years. Since the kitchen and master bath are the two main areas potential buyers’ hyper-focus on when making a purchasing decision you’ll get the best return on your investment by renovating those areas. 

Starting in the kitchen is your best bet. Your decision to purchase granite tiles for your countertops is right on. Natural stone tile is a great, cost effective way of achieving a high-end look without paying the premium for a solid, granite countertop. Here’s a handy tip—when installing the tile, make sure your grout lines very small, between 1/16" and 1/8", and the individual tiles will actually look like one, solid surface!
Now, onto the cabinets—unless they are unsalvageable, I would recommend only resurfacing or replacing the doors, as the main structure of the cabinets is going to be a large expense. Updating the doors, face frames and hardware will give the illusion of new cabinets without the cost. Items like a shiny, new faucet for the sink also provide the largest return because they draw the most attention!

I noticed that the beds were from IKEA, how did you get it up there?  I'd love to do the set up for my boys, too.</description>
