Check out the Oprah Winfrey Show this Wednesday, March 18th. Yours truly will be a guest, along with HGTV’s Taniya Nayak, from Designed to Sell and HGTV’s David Bromstad, of Color Splash. We had a blast working together as we made over rooms at Georgia Tech for the Messy Homes in America Tour. Whew—that was one messy dorm room! After filming in Atlanta, we flew to Chicago to meet Oprah herself. The experience was amazing and she is fantastic! I’m very excited about the show and I hope you’ll tune in and let me know what you think. Check out some of the pictures of the coolest frat room ever!

I watched you on Oprah and thought you did a FABULOUS job! I have a room for my 3 boys (8,5,3) and I really like how you set up the beds for the frat boys. I noticed that the beds were from IKEA, how did you get it up there? I’d love to do the set up for my boys, too.

Thanks so much for the question! This is a very common problem in the market today. But, don’t stress! I’ve got some tips that will help simplify the process of renovating your home on a budget.
Before you get started, you and your family need to evaluate how much you are comfortable spending on your home at this time. Once the budget is set you can back into the design and renovation work. This approach ensures that you’ll be able to fully complete the projects you start without exceeding your budget. Then, you can evaluate your priorities and decide how much money you can allocate for different aspects of your renovation.
Focusing on your kitchen and master bath is a wise move. You mentioned that you want to sell the home in a few years. Since the kitchen and master bath are the two main areas potential buyers’ hyper-focus on when making a purchasing decision you’ll get the best return on your investment by renovating those areas.
Starting in the kitchen is your best bet. Your decision to purchase granite tiles for your countertops is right on. Natural stone tile is a great, cost effective way of achieving a high-end look without paying the premium for a solid, granite countertop. Here’s a handy tip—when installing the tile, make sure your grout lines very small, between 1/16″ and 1/8″, and the individual tiles will actually look like one, solid surface!
Now, onto the cabinets—unless they are unsalvageable, I would recommend only resurfacing or replacing the doors, as the main structure of the cabinets is going to be a large expense. Updating the doors, face frames and hardware will give the illusion of new cabinets without the cost. Items like a shiny, new faucet for the sink also provide the largest return because they draw the most attention!

Oprah, it’s shows like yours that keeps it real. Thank you for the show with Mackenzie Phillips. Never knowing what someone is going through or has been through makes me count my blessing each and everyday and not worry about what I don’t have. I cried along with her, and her writing a book and coming on national TV to address her issue with drugs and incess, I have so much respect for her, and am thankful that she is now on the road to healing.
